These are ranges published by price guides and providers, not quotes. “Full spread” is the lowest published low to the highest published high. “Middle of ranges” is the median low to the median high. Sources per row are counted separately because not every source prices every property type. Homeowner rows only; commercial figures are below.

Commercial prices as published, one row per source figure. Floor-area-based prices are for the area shown. A “+” means the source left the upper end open. VAT basis is not stated for these rows except where the notes say otherwise. Not quotes.

The 12 sources are price guides and survey providers. These are published figures, not quotes, and a source's price may no longer be offered. allaboutasbestos.co.uk and Oracle Asbestos publish identical figures for commercial premises, so each matching pair is shown as one row. Only two sources say anything about VAT: one says its prices exclude it (“subject to 20% VAT”) and one labels its headline range as including VAT. The other ten do not say.

What affects the cost

Survey type, property size, building age, access and sample analysis all move the price. Refurbishment and demolition surveys cost more than management surveys because they are intrusive. Laboratory analysis is sometimes charged separately per sample, and published figures for that range from £15 to £60.

  • Survey type. In the sources that price both, the refurbishment or demolition survey is quoted at or above the management survey for the same property (one source gives identical flat prices).
  • Size and layout. Price rises from flats to larger houses, and commercial prices in the sources are tied to floor area.
  • Sample analysis. Where charged separately, published per-sample figures run from £15 to £60 (several sources, VAT basis mostly not stated). Ask whether samples are included in a quote.
  • Which survey? Matching the survey to the purpose avoids paying twice; see which survey you need.

Commercial pricing

Commercial surveys are priced on floor area and complexity. Published management survey figures for around 1,000 square metres run from £395 to £1,390 depending on use, and refurbishment surveys of the same size from £1,390 to £2,980. Larger or more complex sites need a surveyor's own quote.

The commercial table above lists each published figure and the premises it refers to. Several sources give only a general commercial range without a size, so those rows are not directly comparable with the 1,000 square metre rows.

Why quotes vary

Surveyors price for time, access, sampling and report content, so two quotes for the same building can differ. Published ranges overlap widely. Comparing independent quotes against the same stated survey type and scope is the way to see a like-for-like price.

Check each quote states the survey type, what is included (samples, laboratory analysis, report), and whether VAT is added.

When to request a quote

Request a quote when you know the property type and purpose: managing asbestos in occupied premises, preparing for refurbishment or demolition, or checking a building before purchase. If you are unsure which survey applies, say so on the form and the surveyors can advise.

You do not need to commit to a survey type to request a quote. Our home page explains the duty to manage and how the referral works.
